We partner with community and thought leaders to maximize public spending efficiency, create connections, and collaboratively solve problems to improve the quality of life for older people and other citizens alike.
At St. Mary Development, we believe we're better together. That's why we've built such a strong and supportive network of partners over the past 35 years. We work closely with community organizations who deliver services, foundations that disperse funds, and individuals who want to invest in their neighborhoods. We provide affordable housing because we know a safe home is the foundation for a high-quality life. Our apartments are designed with older people in mind, and include features like zero-step entries, roll-in showers, and community spaces. They’re more accessible than 99% of housing in the country and allow our residents to age in their homes and avoid Medicaid nursing homes.
But we don't do it alone – our work is made possible by our incredible partners, including developers, architects, engineers, contractors, construction companies, and more. We partner with public organizations and private firms to build housing communities while helping you advance your organizational goals.

As a member of the NeighborWorksAmerica network, St. Mary has benefited from the organization's fiscal support, professional training and development, nonprofit leadership, and business strategy evaluation. St. Mary consistently receives an "Exemplary" rating from NeighborWorks, indicating that St. Mary is an exceptionally strong and innovative organization.
Related Affordable
Affordable housing arm of global real estate firm Related Companies
St. Mary partnered with Related Affordable to rehab one of downtown Dayton's most historic and famous buildings: Biltmore Towers. St. Mary Development is looking forward to partnering again with Related in Dayton to rehab Mad River Manor, Asbury, Pinewood Gardens, Northcrest, & Albright Apartments. Related and St. Mary realizes housing starts with preservation in communities and are excited to provide much needed updates include new kitchens, bathrooms, flooring, lighting, and transforming common space into a new amenities space for residents and on-site offices for staff.
Ohio Capital Corporation for Housing
Firm leveraging private capital to fund affordable housing construction, rehabilitation and preservation
St. Mary has partnered with Ohio Capital Corporation for Housing for more than 30 years as they've provided nearly $200 million in equity to build affordable apartment communities. This partnership has made it possible for St. Mary to develop nearly half of the affordable housing units we have today.

Pivotal is a national affordable housing developer with a focus on developing quality affordable housing for those who need it most
St. Mary is proud to be a key partner to Pivotal. Together we have developed a broad spectrum of housing types: multi-story apartment properties for families and seniors, villas, and single-family developments. Pivotal’s shared mission allows St. Mary to partner with an organization that takes pride in their communities while serving the residents with quality housing and services.

United Church Homes is a faith driven provider of healthcare and senior living services
St. Mary has partnered with United Church Homes to provide property management services in many of our Dayton area communities. This partnership allows properties to build financial stability, achieve occupancy goals and produces communities to become sustainable and thriving.
Grow America
Innovative lending and entrepreneurial support, advisory support for community and economic development and professional education and training provider
St. Mary Development partners with Grow America to build development finance capacity in professionals working at every level and provided support to bring together local governments and public agencies, nonprofits, and developers to structure the financing and build the technical capacity of the local community.

Ohio Department of Mental Health and Addiction Services (OhioMHAS)
Ohio state department that provides statewide leadership of high-qualitymental health and addiction prevention, treatment, and recovery systems
St. Mary Development has partneredwith OhioMHAS to expand our prevention program, and the evidence based WISE curriculum. This partnership allowed us to launch a group of statewide Master Trainers to offer prevention training to older adults across the state of Ohio.
The Dayton Foundation
Regional community foundation managing charitable funds to meet the changing needs of today's communities
St. Mary operates in partnership with the DaytonFoundation's Del Mar Fund to work directly with a foundation-provided Del Mar Encore Fellow who is establishing a technology infrastructure throughout our properties to give our residents access to the internet.
Charitable Health Network
Nonprofit 501(c)3 whose purpose is to strengthen andensure high-quality health care for people who are vulnerable
St. Mary Development partners with CHNto connect grow Ohio's health care safety net through member development, resource sharing, advocacy, organizational development, and capacity building. This partnership allows us to fund supportive services staff that serve our older adults.
Dayton Food Bank
Nonprofit relieving hunger through food distribution in the Dayton, Ohio area
The Dayton Foodbank prevents hunger in our communities byproviding regular monthly commodity boxes to our residents. These boxes supply nearly three weeks of food. This gives our residents access to fresh foods regardless of their financial circumstance.
Montgomery County Alcohol Drugs Mental Health & Addiction Services (MCADMAS) Board
Regional board responsible for the planning, funding, and monitoring ofpublic mental health and addiction treatment services for individuals and
families of Montgomery County, OhioSt. Mary Development partners with MCADAMHS to provideprevention programs and strategies promote the health and safety of individuals and communities by reducing the likelihood of – or delaying the onset of – behavioral health problems, including substance abuse, mental illness, suicide, problem gaming, and screen disorders.
